Heat is included in the rent! Basic cable is also included but not guaranteed as it is contracted by the HOA. One pet considered for an additional +$30 per month. No smoking. Unfurnished. Long term. Tenants are responsible for energy, and internet. Landlord responsible for Trash, Snow Removal, Water and Sewer, heat and basic cable. PRE-APPLICATION INFORMATION including your right to provide us a Portable Tenant Screening Report (PTSR), Radon Disclosure, and Lead-Based Paint Disclosure (if applicable) along with our company's Rental Application are available at the property or can be emailed to you. We require all persons 18 years of age and older (excluding dependent children) who will reside at the property to complete and sign one of Property Rental Solutions, Inc. applications. You will not be charged our standard $30 application fee if you have separately provided us with a PTSR. We will pull a credit report (which includes eviction and bankruptcy reports, SSN verification, employer verification, sex offender, criminal, terrorist watch list reports and FICO score) on every applicant. We will also contact your current and past landlords, as well as current and past employers to verify the information provided on your application. Adverse credit or lack of credit will not be used to qualify applicants seeking to rent with a housing subsidy. Property Rental Solutions Inc believes that our tenants are our greatest assets. We have rented to hundreds of tenants since 2009. We offer well-maintained houses for long-term occupancy to people who wish to take our houses and make them their homes. Our typical tenants rent for multiple years. IF ACCEPTED FOR OCCUPANCY, Property Rental Solutions Inc EXPECTS YOU TO MAINTAIN THE HOUSE AND GROUNDS AND TAKE CARE OF THE MINOR MAINTENANCE AND EXPENSE THAT COMES FROM LIVING IN A HOUSE. IF WHAT WE OFFER APPEALS TO YOU AND YOU ARE WILLING AND ABLE TO TAKE ON THIS RESPONSIBILITY, THEN WE INVITE YOU TO APPLY TO RENT THIS PROPERTY. Our Minimum Qualifying Criteria: Monthly income must be at least twice the amount you pay in monthly rent. 700+ FICO score or 12 months of certified bank statements demonstrating your ability to consistently pay rent. Stable employment and/or income Positive rental history and/or mortgage payment history We do not select residents on a "first-come, first-served" basis. Applicants will be offered the opportunity to rent on a best-qualified basis. We will assist all applicants without regard to race, color, religion, sex, disability, familial status, national origin marital status, sexual orientation/transgender status, citizenship/immigration status, or source of income. APPLICATION The application process is a 3 step process. Each person over the age of 18 planning to live at the property needs to fill out a separate application. Step 1. Free. If you have a portable tenant screening from the past 30 days (such as a Zilllow application) provide it along with your application instead of clicking on Step 2.
