Lease terms

Tenant Responsibilities, Utilities, and Property Rules Utilities: The Tenant is responsible for all utility and service expenses associated with the rental property throughout the entire lease term. This includes, but is not limited to, electricity, water, sewer, natural gas, trash collection, internet, cable, and any other services requested or maintained by the Tenant. All utilities that are the Tenant's responsibility must be placed in the Tenant's name and kept current for the duration of the lease. The Tenant is responsible for all deposits, connection fees, late fees, and other charges associated with these services. No Smoking: Smoking of any kind, including cigarettes, cigars, pipes, vaping, and electronic cigarettes, is strictly prohibited inside the rental property. Smoking is also prohibited in any enclosed areas associated with the property. The Tenant is responsible for any damage, odor removal, cleaning, or other costs resulting from smoking on the premises. Last Month's Rent: The final month's rent is due in full at the time the lease is signed. This payment will be held by the Landlord and applied toward the Tenant's rent for the final month of the lease term, provided the Tenant remains in compliance with the terms of the lease. The last month's rent is not a security deposit and may not be used to cover damages, unpaid utilities, fees, or other charges owed by the Tenant unless otherwise agreed to in writing by the Landlord.
