A $50 cleaner trip fee will apply if the cleaning team cannot access the property due to a delayed checkout. Guests are responsible for any damage to the rental property caused by them or their party during their stay. External CCTV and sound sensors will be activated for prolonged noise disturbances. The property's "unlimited" internet plan includes 1.2TB per month; exceeding this limit may impact speeds. This property utilizes a septic tank; only toilet paper should be flushed. Trash must be bagged and placed in the garbage bin, which should be rolled to the end of the road on Thursday nights for Friday morning pickup. In the event of a system failure, neither the property owner nor the Management shall be liable to the guest for damages, and no refunds will be given. Management will not assume liability for any loss, damage, or inconvenience caused by weather conditions, natural disasters, pests, construction, acts of God, or other reasons beyond its control. Guest personal property is not insured by the Owner against loss or damage. Management recommends that guests carry or obtain insurance to protect themselves and their personal property. Guest agrees to indemnify, defend, and hold harmless Owner and Management from all claims, disputes, litigation, judgments, costs, and attorney fees resulting from loss, damage, or injury to Guest or licensees or their personal property. All payments are non-refundable; cancellations made more than 24 hours after booking confirmation will be refunded minus applicable fees. Cancellations made within 24 hours of booking confirmation or within 24 hours of check-in will result in forfeiture of all payments. Standard cleaning fees cover the initial checkout clean; mid-stay cleans, deep cleans, restocking, or extra inventory requests are charged separately. A $25 fee per extra person, per night will apply for each additional guest beyond the property's bed count. For bookings made via Airbnb or Booking, any additional charges above the standard cleaning fee will be collected after confirmation or once stay thresholds are reached. A $20 fee applies for every hour before or after standard check-in/check-out times. A $25 fee ensues every 15 minutes after the 10 am checkout grace period. For bookings where Suite Stays Atlanta acts as the merchant of record, standard transaction and processing fees are non-refundable. If a refund is issued, a surcharge will be applied to cover additional card-processing and administrative costs. Smart home and security devices are employed throughout the property for safety and convenience, including exterior cameras and video doorbells. Interior devices monitor temperature, humidity, and sound decibel levels. Guests are prohibited from tampering with, removing, or disabling electronic monitoring devices.

All utilities, high-speed internet, lawn care, and pest services are included with your stay. Mid-stay cleans are required for stays of 40-60 nights, and a deep clean replaces the standard checkout clean for stays over 60 nights. These additional cleaning services are charged separately.
