Lease terms

No pets are preferred but pets can be considered for the right tenant. The lease term is month-to-month. While the landlords prefer long-term residents and are happy for tenants to stay as long as the arrangement remains suitable for both parties, the month-to-month structure provides flexibility and an exit plan for both tenant and landlord if needed. This 2 bedroom, 1 bathroom apartment is part of a 3 unit multi-family home. It is located in the heart of the Town of Ridgely. This unit has been completely renovated to include all new windows, carpet in hallways and bedrooms and vinyl flooring in the kitchen and bathroom, bathroom fixtures. There is a large uninsualted storage room directly connected to the apartment in the back. This is a privately managed multi-family home where all residents are screened. While standard screening guidelines apply, we understand that life circumstances can vary. We value honesty, transparency, stable income, respectful communication, and residents who take pride in where they live. Applicants are encouraged to communicate openly about any concerns or past issues during the application process. However, applicants with criminal backgrounds or past or pending evictions will not be considered. Tenant rent INCLUDES water and sewer charges of up to $100 per month. Grass cutting and outdoor maintainance is included. Wall A/C. Electric baseboard heat. Washer and dryer are not included. No hook-ups. There is a nice laundrymat in town. If either unit breaks and the cost to repair exceeds 50% of its replacement value, tenant will be responsible for selecting and purchasing their own replacement unit. Kitchen appliances include range hood/vent, refrigerator, and oven. Residents also enjoy convenient access to several nearby local amenities, including Ridgely Pizza, Dollar General, Tri-Me (liquor and grocery), Fosters & Exxon (gas stations), a large park with with walking trail, pavilion, close to Tuckahoe State Park (bike, kayak, park, fishing, boating, playgrounds). The area offers a relaxed small-town atmosphere with opportunities for outdoor recreation, boating, dining, and walking close to home. The town has hosted block parties, the annual Christmas in Ridgely - Winterfest event with lights for weeks in the month of December with vendors, etc. and their famous annual Strawberry Festival typically held in May. One small dog may be considered for the right applicant. Tenants with stable income and no pets preferred and all sources of income will be considered in accordance with all state and federal fair housing laws.
