This is a South Carolina Residential Lease Agreement offered directly by the private landlord. Lease terms are flexible, ranging from 12 to 24 months, and rent is due on the 1st of each month with a 5-day grace period. All required move-in funds including security deposit, first month's rent, and pet deposit must be received as cleared funds before keys are issued. **Applicant Requirements All applicants must have a minimum credit score of 650, pass a full background check (criminal, eviction, and credit history), and provide proof of gross monthly income equal to at least 3x the monthly rent via recent pay stubs, bank statements, or an employment offer letter. **Pets One small dog is welcome hypoallergenic, non-shedding breeds only (such as Poodle, Bichon, or Cavapoo), with a maximum adult weight of 30 lbs. A one-time $100 refundable pet deposit and a $15/month pet fee apply. All vaccinations must be current and documented. **What's Included The home comes equipped with a refrigerator, washer and dryer, and in-garage gym equipment. A propane fire pit and outdoor canopy seating area are also available for tenant enjoyment. **House Rules This is a strictly smoke-free and drug-free property indoors and outdoors. No subletting, Airbnb, or short-term rental listings are permitted. Quiet hours are 10:00 PM to 8:00 AM. Tenants are responsible for lawn care, routine pest control, and HOA compliance. **Renters Insurance Required. Minimum $20,000 personal property and $100,000 liability coverage.
