Lease Terms and Applicant Requirements **Tenant Responsibilities** * Pay all utilities, including water, sewer, natural gas, electricity, and trash. * Maintain the front and backyard, approximately 1,000 square feet combined, in accordance with HOA requirements. * Maintain renter's insurance throughout the lease term. * Pay for annual professional carpet cleaning, which will be scheduled by the landlord during the tenancy. **Owner Responsibilities** * Pay the annual HOA dues. **Property Rules** * No smoking anywhere on the property. * No pets permitted (unless tenants procure landlord's prior approval in writing). **Move-In Costs** * First month's rent, prorated when applicable. * Refundable security deposit equal to one month's rent. * $400 non-refundable move-in cleaning fee. **Application Fee and Screening** * Each adult applicant must submit a separate application and complete a credit and background screening. * The application fee is $55 per applicant and is paid directly to Zillow/background check company. * Comprehensive reusable tenant screening reports will not be accepted. **Applicant Qualifications** Minimum credit score of 720. No prior evictions. No felony convictions involving a person or property within the past five years. Minimum gross monthly income of four times the monthly rent, currently $15,800. The first two applicants may combine their incomes to meet the income requirement. Each additional applicant must qualify individually. Good rental history, including on-time rent payments and no material lease violations.
