Lease Terms Lease Term: Minimum 12-month lease Rent Due Date: Monthly rent is due on the 1st of each month and is considered late after the 3rd calendar day. Late Payment: Late fees will be assessed in accordance with the lease agreement and applicable California law. Utilities: Tenant is responsible for all utilities, including: PG&E (electricity and gas) Water Sewer Garbage (if applicable) Solar charges (if applicable) Internet, cable, and any other utility services Utility Transfer: All required utility accounts must be transferred into the tenant's name before or on the lease start date. Occupancy: Every adult (18 years or older) who will reside in the property must: Be listed on the lease agreement. Complete the rental application and screening process. Provide a valid government-issued photo ID. No Smoking: Smoking, vaping, marijuana, and the use of any illegal drugs are strictly prohibited anywhere inside the property, garage, or on the premises. Pets: No pets permitted (or specify your pet policy). Subleasing: No subleasing, short-term rentals (including Airbnb/VRBO), or assignment of the lease without prior written approval. Property Care: Tenants are expected to maintain the property in a clean and sanitary condition and promptly report any maintenance issues. Insurance: Renter's insurance is required prior to move-in and must be maintained throughout the lease term. Compliance: Tenants must comply with all lease terms, HOA rules (if applicable), and all applicable federal, state, and local laws. Security Deposit: Required before move-in (specify amount consistent with California law).
