1. Lease Term : 12 months Start Date: June 1st, 2026 2. Rent 3. Monthly Rent Amount: $1850 Due Date: Rent is due on the 1st day of each month. Payment Method: Venmo, Zelle, Check Late Fee: A late fee of $50 will be charged if rent is not received within 3 days of the due date. 4. Security Deposit Tenant shall pay a security deposit of $ 1850 prior to move-in. The deposit will be returned within 30 days after lease termination, less any deductions for damages beyond normal wear and tear, unpaid rent, or other charges. 5. Utilities and Services Tenant is responsible for the following utilities: Electric, Gas, Water, Sewer, Trash, Internet, etc. Landlord is responsible for: Maintaining a safe, habitable rental unit, making repairs to essential systems like plumbing, heating, and electric. 6. Occupancy No additional occupants are permitted without prior written consent from the Landlord. 7. Use of Premises The Premises shall be used solely as a private residence. Tenant shall not engage in illegal activities or create disturbances affecting neighbors. 8. Maintenance and Repairs Tenant agrees to keep the Premises clean and in good condition. Tenant shall promptly notify Landlord of any needed repairs. Tenant is responsible for damages caused by negligence or misuse. 9. Alterations Tenant shall not make any alterations, improvements, or modifications without prior written consent from the Landlord. 10. Pets No pets. 11. Entry by Landlord Landlord may enter the Premises with reasonable notice (typically 24 hours) for inspections, repairs, or showings, except in emergencies. 12. Parking Tenant shall not park in restricted or neighbor-designated areas. 13. Default Failure to pay rent or comply with Lease terms constitutes default. Landlord may pursue legal remedies, including eviction, in accordance with Ohio law. 14. Renewal and Termination Lease may be renewed upon mutual agreement. Either party must provide at least 60 days written notice prior to termination of Lease at end of contract. 15. Governing Law This Lease shall be governed by the laws of the State of Ohio. 16. Tenant shall, at his/her expense, maintain the premises by watering, weeding, and overall conditioning the lawn, shrubs, trees and landscaping.
