Lease terms

Tenants will have to pass a credit, background and eviction report through TransUnion Smart Move and have their current employment and rental history verified. Monthly income must be at least 3 times the monthly rental rate. No prior evictions allowed. NO Pets allowed. Rent is $925 a month, security deposit is 1 months' rent ($1387.50) due at lease signing, in addition to a $195 non-refundable cleaning fee due at lease signing. Tenant pays for all utilities, cable/internet and 40 % of the bi-monthly water/refuse bill -frequency of water bill subject to change by the city of Belleville (we will mail you a copy with the amount due). The minimum lease is 12 months. To apply after viewing the unit, you would need to fill out the paper application to allow us to verify your current employment and rental history and complete the credit, background and eviction report sent via TransUnion Smart Move. The application fee for the credit, background and eviction report is paid by the tenant and is non-refundable, even if you do not get the unit, as the fee is not paid to us, but is paid to Smart Move. Once it is generated, if you do not see it, please check your junk e-mail.. Please note both portions need to be completed to constitute a completed application that we can begin processing.
