Lease terms

Tenant(s) shall comply with all applicable federal, state, and local laws, regulations, and ordinances. Any illegal activity conducted on or about the premises, including but not limited to the possession, use, manufacture, or distribution of controlled substances, shall constitute an immediate and material breach of this Lease. Tenant(s) shall not store, use, or permit any hazardous, flammable, or dangerous materials on the premises, including but not limited to explosives, fireworks, or improperly ventilated equipment, which may pose a risk to the property or its occupants. The premises shall be used exclusively for residential purposes. Tenant(s) shall not engage in any commercial or business activity that increases traffic, noise, or liability, nor shall Tenant(s) sublease, assign, or offer the premises for short-term rental or transient occupancy without the prior written consent of Landlord, including but not limited to listing on platforms such as Airbnb. Occupancy is limited solely to those individuals identified in the Lease Agreement. Any additional occupants or long-term guests must receive prior written approval from Landlord. Tenant(s) are permitted to keep one (1) large dog or up to two (2) small dogs, subject to prior approval by Landlord. All pets must be disclosed prior to occupancy. Tenant(s) shall be fully responsible for the care, control, and conduct of all approved animals and shall ensure that no damage, disturbance, or nuisance results therefrom. A non-refundable pet fee of Two Hundred Twenty-Five Dollars ($225.00) shall be due and payable prior to move-in. Tenant(s) shall maintain the premises in a clean, safe, and sanitary condition at all times. Tenant(s) shall not make any alterations, additions, or improvements to the premises without the prior written consent of Landlord, including but not limited to painting, installation of fixtures, or structural modifications. The use or installation of waterbeds, aquariums exceeding 250 gallons, pools, or hot tubs is prohibited. Tenant(s) shall not store inoperable vehicles or park recreational vehicles, boats, or commercial vehicles on the premises without prior written approval, nor shall the premises be used for vehicle repair or storage of automotive parts. Tenant(s) shall conduct themselves in a manner that does not disturb the peaceful enjoyment of neighboring properties. Excessive noise, disorderly conduct, or any activity constituting a nuisance is strictly prohibited. Tenant(s) agree to comply with all applicable Homeowners Association (HOA) rules, regulations, and covenants. Tenant(s) shall be responsible for payment of an annual HOA fee in the amount of One Hundred Dollars ($100.00), due at the commencement of the Lease term and upon each renewal thereafter. Tenant(s) shall be responsible for the payment of all utilities associated with the premises, including but not limited to electricity, water, trash, and gas (as applicable). Lawn maintenance shall be the responsibility of Tenant(s); however, Landlord may, at Tenant's election, provide lawn care services for an additional monthly fee. In the event Tenant declines such services, Tenant(s) shall ensure the lawn and exterior areas are maintained in a neat and acceptable condition at all times. Failure to comply with any provision set forth in this Addendum shall constitute a material breach of the Lease Agreement and may result in the assessment of fees, enforcement actions, or termination of tenancy as permitted by applicable law.
