Rental Terms and Conditions Utilities: Landlord Responsibility: Water, sewer, and trash. Tenant Responsibility: Electric (SRP) and internet (Cox or CenturyLink available in the area). Tenant Requirements: Comprehensive screening including credit, background, criminal, and eviction history. Proof of income at 3 times the monthly rent (pre-tax) required for qualification. Security Deposit: $1,450 (equivalent to one month's rent), refundable minus any repairs or damages. Security deposit cannot be used as last month's rent. Earnest deposit to hold property $100 (Non Refundable if you decide not to sign lease) Admin/Rekey Fee at Move In $195 Non Refundable Notice for Non-Renewal: 60 days required. Early Termination Fee: Equivalent to two months' rent. Additional Requirements: Pet Policy: Service animal ok. Must provide full documents and doctor's note. Renter's Insurance: Required. $10,000 personal property and $100,000 liability coverage. Subletting and Short-Term Rentals: No subletting or AirBnB allowed. Barbecue Policy: No barbecues allowed in the unit per CC&R due to fire hazards. Occupancy Limits: Adherence to Federal Occupancy Guidelines (maximum of 2 people per bedroom). Application Process: Documentation: Copy of driver's license, passport, or military ID required. References: Two references needed. Employment Verification: Required as part of the application.
