Lease terms

Tenant shall be responsible for paying all utilities associated with the property, including but not limited to electricity, water, gas, sewer, trash, internet, and cable services. Tenant shall obtain and maintain renter's insurance for the duration of the lease term, with minimum liability coverage as required by the landlord. Tenant shall be responsible for the cost and performance of routine and minor maintenance, including but not limited to: Clogged drains or toilets Light bulb replacement Air filter replacement (monthly or as needed) Pest control (unless due to structural defects) Smoke detector battery replacement Tenant agrees to maintain the property in a clean, safe, and sanitary condition at all times. Tenant shall promptly report any significant maintenance issues to the landlord to prevent further damage. Failure to maintain the property or address minor repairs may result in charges deducted from the security deposit.
