Application & screening (criteria applied equally to all applicants) Apply directly through this Zillow listing. Screening is handled by Zillow Rental Manager, with credit reports by Experian and background/eviction checks by CIC (Contemporary Information Corp.). The applicant pays Zillow's standard application fee directly; we do not charge a separate screening fee. We will review: credit report and score, rental history, eviction history, employment and income verification, and criminal/civil records. Your application may be denied for: credit score below 680; household income under 3x rent (~$7,350/mo gross; first two applicants may combine income); unverifiable income; negative rental history or prior eviction; or, after individualized review, relevant criminal history (no automatic disqualification). Reusable screening reports: We do not accept comprehensive reusable tenant screening reports. If your application is denied or approved with conditions, you'll receive a written adverse-action notice stating the reason and, where a consumer report was used, the reporting agency's contact details and your right to a free copy of the report and to dispute its accuracy. Security deposit: one month's rent; first + last due at signing. Nonrefundable cleaning fee: $400 at move-in. 12-month lease. Signed move-in checklist at start of tenancy.
