Lease terms

Lease Terms * 12-month lease term. * All occupants age 18 and older must complete an application and be named on the lease. * No smoking or vaping on the property. * No subletting. * Tenant must maintain renter's insurance, including liability coverage, throughout the lease term. * Tenant is responsible for yard maintenance and upkeep. * First month's rent, last month's rent, and a security deposit equal to one month's rent are due at lease signing to secure the property. * Tenant is responsible for all utilities. * Pets may be permitted on a case-by-case basis, subject to landlord approval, breed/size considerations, additional deposit, and monthly pet rent. * Home is rented unfurnished. Rental Screening Criteria * Each applicant age 18 and older must submit a completed rental application and undergo credit, background, and rental history screening. * Application fee: $45 per applicant. * Reusable tenant screening reports will not be accepted. The landlord will conduct tenant screening using the landlord's screening provider. * Applicants must provide verifiable proof of employment and income. * Combined gross monthly household income should be at least three (3) times the monthly rent. * Credit history will be evaluated as part of the overall application. A credit score of 680 or higher is required; however, mitigating factors may be considered. * Positive rental history and satisfactory references from prior landlords are required. Consumer Reporting Agency Disclosure The landlord will obtain a consumer report for screening purposes. Consumer Reporting Agency: TransUnion Address: TransUnion Consumer Solutions P.O. Box 2000 Chester, PA 19016-2000 If information contained in a consumer report is used as a basis for denying an application or taking other adverse action, the applicant has the right to: * Obtain a free copy of the consumer report from the consumer reporting agency; and * Dispute the accuracy or completeness of information contained in the consumer report.
