Owner pays for water. Renter is responsible for utility bills. Refrigerator and stove are not included. If they use the ones facilitated by the owner, the renter assumes liability of appliances. No pets are allowed. No access to yard or driveway/garage. No smoking. Lease is month to month. The tenant and its occupants are the only people allowed to live on the premises. They can have guests but they may not extend longer than 48 hours unless given written consent by the tenant. The tenant will keep and maintain the premises in a good, clean, sanitary condition. The tenant shall be responsible to make all the repairs to the premises, fixtures, appliances, and equipment therein that may have been damaged by the tenants misuse, waste or neglect or that of the tenant's family or guests. The tenant agrees no paintings or alterations will be performed on or about the premises without written prior consent of the landlord. The landlord will use its best efforts to replace repair damages.
