Lease terms

- All terms comply with applicable Seattle and Washington State landlord-tenant laws. - 1st month rent, security deposit (= to one month's rent) and non-refundable $300 cleaning fee due prior to move-in. - Renter's insurance required before move in. - Shared water/sewer/garbage with detached, independent unit and split based on the number of tenants per unit. - Renter responsible for electric (largely offset by solar panels), gas and internet, as well as above stated utilities. - Grass mowing included in rent. Renter is responsible for veggie/fruit garden, leaf removal, snow/ice removal (if applicable). - No smoking or vaping anywhere inside the home. - Unfortunately, pets are not accepted as our dog doesn't get along with any creatures other than humans. - Applicants required to tour the house. Please allow 24 hours for an appointment to view. For safety and the ability to fully see the property, we do not show after dark. - Positive rental history with no prior evictions or outstanding landlord debt. - Employment and income verification required. - Maximum occupancy in accordance with local regulations. - No subletting or short-term rentals (including Airbnb/VRBO). - All adults (18+) residing in the home must complete an application and be listed on the lease.
