The rent includes gigabit internet service and off-street parking. If you value peace and privacy while still being just a few minutes walk from Belmont's eateries and Charlottesville's Downtown Mall, this cottage is for you. It's a 7 minute walk, across the new Belmont Bridge, to the Downtown Mall, Pavillion, and Transit Center. From there trolleys and buses leave every few minutes for UVa, UVa Hospital, and the rest of the city. The cottage can be reached from the front of the property on Goodman street, and also via the alley behind the cottage. The driveway accommodates a smaller car. The cottage has vaulted ceilings, large windows, skylights, a large walk-in closet, and nice light. The kitchen is recently upgraded, including granite countertops, a nice gas range, and good vent hood. The cottage comes with an in-unit washer and dryer. The yard and trash takeaway are part of the rent. Tenants will pay for gas, electric, water and sewer. Central heating and AC are by a high-end inverter heat pump. A cat and/or dog is acceptable pending approval and additional terms. We require tenants carry renter's insurance. This unit available starting Sep 1. The first lease will run through JULY 2027. No smoking is permitted in the cottage. Conditions include no evictions or convictions for violent or other serious crimes. Applicants consent to background/credit checks at discretion of landlord. We obey all housing non-discrimination and other laws. One month's rent will be required as a security deposit upon signing of a lease. Each month's rent will be due on the first of the month.

This cottage is located in the best part (closest to downtown) of the best neighborhood in Charlottesville for food, ambiance, charm, and fun. It has superb light, with large windows and three skylights in the living room's vaulted ceiling. The house is in a quiet area with a yard and "private" alley, yet is still just a one-minute walk from Belmont's center, and barely over 5 minutes to the Downtown Mall. The house and yard are well maintained. The kitchen has been updated since the pictures were taken. It's designed for serious cooking, with a good gas range and a vent hood that vents to outside. The counters are now granite. The in-unit washer/dryer is brand new. The inverter heat pump, for both heat and AC, is less than one year old and the current renters say it keeps the place very comfortable. The cottage comes with its own off-street parking. Ting gigabit internet service, yard care, and garbage removal. Renter pays water/sewer, electric, and gas bills (gas for gas range only).
