Lease terms

- Lease Length: 1 Year (12 months) - Monthly Rent: $3,288 - Security Deposit: $3,288 (Due upon lease signing) - Available Date: July 15th, 2026 Income & Screening Requirements: - Total Monthly Gross Family Income must be at least 3x the monthly rent ($9,864/month) and must be fully verifiable. - Credit score of 680+ is preferred. - Clean rental history with no prior evictions, unfulfilled lease judgments, or history of unpaid utility balances. Application & Occupancy Rules: - All adults (18+) residing in the property must submit an application and be named on the lease agreement. - Any adult who lives on the property for over 4 weeks out of any 8 contiguous weeks (not calendar weeks) is legally considered a resident and not a guest. - Full terms and conditions of leasing will be fully detailed in the final lease document to be signed. Rent Payment & Late Fees: - Rent is due in advance on the 1st day of each calendar month. - Rent is considered late if not received by the 3rd day of the month. - A late fee of $25 per day is assessed beginning on the 4th day of the month, up to a strict maximum cap of $300 per month. - Tenant is responsible for the rent and any late fees incurred if past due. - The Security Deposit cannot be used or accounted for as the last month's rent. Last month's rent must be paid in full and in advance, even after a move-out notice is given. Refundable Deposits: - The Security Deposit is refundable, subject to deductions for any damage restoration and professional cleaning determined by the move-out inspection (less normal wear and tear allowed based on lease length). Utilities & HOA: - Landlord Pays: Legacy Portfolio HOA monthly dues and professional pest control services. - Tenant Pays: All utility services. Utilities are not included in the rent. Tenant is responsible for Gas, Electricity, Sewer, Water, and Trash, as well as any optional subscription services they choose to add (such as Internet, Home Security, Cable/TV, among others, not exhaustive list provided here). Note: The electricity bill may be lower due to the 11 pre-paid solar panels installed on the roof. YMMV. Maintenance Expectations: - Tenant is responsible for keeping up and maintaining the interior of the house, fixtures, appliances, and all additions (including EV chargers, solar panels, garage door openers, remotes, and smart devices) in good, working condition. Tenant is financially responsible for expenses incurred from any tenant-caused damages. Parking Rules: - The property includes a 2-car attached covered garage. Per HOA regulations, residents are required to park their first two vehicles completely inside the garage. Pet Policy & Restrictions: - Limit: Maximum of two (2) domesticated dogs or cats only. Prior written approval from the landlord is required. - Pet Rent: An additional $50/month pet rent is assessed per approved pet. - Disclosures: Exact pet breeds or mixes must be fully disclosed. Certain breed restrictions apply due to master insurance liability requirements. Any pet that is large or weighs 50 lbs or more must be explicitly disclosed and approved; strict restrictions apply. - Prohibited Animals: All other animals including but not limited to reptiles, snakes, lizards, amphibians, arachnids, rodents, livestock, or exotic species are strictly prohibited on the premises. - Violations: Tenants are responsible for the full cost of any repairs caused by their pets. Any undisclosed or unapproved pets will immediately result in a 3-Day Notice to Cure or Quit, which may lead to formal eviction proceedings if not corrected. Renters Insurance Requirements: - Standard tenants must carry and maintain a minimum of $100,000 in Renters Insurance liability coverage and present proof of the policy prior to receiving keys. - For approved pet owners, this mandatory liability coverage limit increases to $300,000 and must explicitly include pet liability coverage confirmed by the insurance provider. Smoking Policy: - Strictly NO smoking or vaping is allowed inside the house, within the property lines (including the private courtyard, side yards, or garage), or within 25 feet of any neighborhood common areas (such as the play yard or mailboxes).
