Lease terms

1. Lease Duration: The lease duration will be minimum of 1 year, beginning on 08/05/2026 2. Rent is due on the 1st day of the of each month. Late rent payments will incur a late fee of 50 per day. 3. Security Deposit: The tenant will provide a security deposit of one month Rent, after the lease term ends, provided there is no damage to the property beyond normal wear and tear. 4. Maintenance Responsibilities: The landlord is responsible for maintaining the major systems of the house such as electrical, plumbing, and HVAC. The tenant is responsible for maintaining the cleanliness of the property, performing minor repairs, and notifying the landlord of any necessary repairs. 5. Termination Clause: The lease can be terminated by Landlord with 30 days notice. The tenant must vacate the property by the end of the notice period and return all keys to the landlord. 6. Occupancy Limits: The maximum number of occupants allowed in the house is 6 people. 7. Pet Policies: Small dogs allowed 8. Utilities: The tenant is responsible for paying for such as water, gas, Internet and electricity. 9. Renewal Options: The lease can be renewed for an additional 1 year, subject to the agreement of both parties and 60 days Notice, before Lease ends.
