LEASE TERMS & RENTAL CRITERIA Move-In Costs: First month's rent + Security Deposit (equivalent to one month's rent) due in certified funds prior to move-in. Income Requirement: Verifiable gross monthly income must be at least 2.75x the monthly rent (minimum $3,781/month). Credit Score: Minimum credit score of 610 required for standard approval. Screening: Strict credit, rental history, and background checks required for all applicants aged 18 and older. Automatic Denials: Any history of evictions, broken leases, open bankruptcies, or property damage judgments will result in immediate rejection. Criminal History: Criminal backgrounds are evaluated strictly on a case-by-case basis considering the nature, severity, and recency of the offense. Exclusions are focused directly on demonstrable risks to resident safety and property preservation. Included Utilities: Water is provided by the landlord (subject to strict leak reporting rules). Tenant Responsibilities: Tenant handles electricity, garbage, lawn maintenance, internet/cable, and routine HVAC air filter cleaning. Smoking/Vaping Policy: Strictly NO smoking or vaping allowed inside the house at any time. Smoking/vaping is permitted outside only. Any indoor violation will result in a direct lease breach and full forfeiture of the security deposit for deep cleaning and remediation. Other Property Rules: Pets considered strictly on a case-by-case basis with prior approval and required documentation. No waterbeds or water-filled furniture allowed.
