Lease terms

Pet Policy: * Up to 3 pets allowed, subject to breed restrictions. * A $400 refundable pet deposit is required per pet, with an additional pet rent of $25 per animal, per month. * Tenant must provide proof of renters insurance that includes pet liability coverage. Smoking Policy: * No smoking of any kind is permitted inside the premises, including but not limited to cigarettes, vaping, or any other smoking devices. Utilities: * Tenant is responsible for paying all utilities, including but not limited to electricity, gas, water, sewer, and garbage collection. Yard Care: * Tenant is responsible for maintaining the yard and outdoor spaces, including regular mowing, trimming, and debris removal. Security Deposit & Rent: * A security deposit equal to one month's rent (*OAC), along with the first month's rent, is due at lease signing. Application Requirements: * All applicants 18 years or older must complete the application process, which includes: -- A credit check, criminal background check, and eviction history check. -- Verification of rental history. -- Combined household income must be at least three times the monthly rent. -- A credit score of 650+ -- A non-refundable application fee of $50 per applicant. Renters Insurance: * Proof of renters insurance is required before move-in. The policy must remain active for the entire lease term.
