Lease terms

A $54 nonrefundable application fee is required for each applicant age 18 and older. Move-in funds include first month's rent, a $2,100 refundable security deposit, and a $400 nonrefundable cleaning fee. A $625 holding fee is due upon lease signing to reserve the property and will be credited toward the first month's rent at move-in. Tenant is responsible for all utilities. Renter's insurance is required throughout the tenancy. Minimum credit score of 680 required for standard approval. Applicants with lower credit scores may be considered based on overall application strength, including income, rental history, debt obligations, and references. Combined household income must equal at least three (3) times the monthly rent amount. Reusable tenant screening reports are not accepted.
