1. Lease Duration: 12 month lease 2. Rent Details: Rent payment due on the 1st of each month. After List the monthly rent amount, exactly when it is due (e.g., the 1st of the month), and the late fee penalty if you are late. Always include accepted payment methods. 3. Security Deposit: $2000 4. Maintenance and Repairs: Routine Upkeep. The tenant is responsible for maintaining the cleanliness and safety of the property. They are also required to mow both the front and back yards. The tenant will cover the costs for fixing clogged toilets, sinks or replacing broken lightbulbs. Occupancy and Guests: List the names of every person living in the home. No unauthorized people shall move in. If your guest stays into the home for at lease a month, they should be added to the lease. 6. Landlord Entry: There will be landlord inspection of the property every six months. The landlord will give you a 24 hour notice in advance before they enter the home.
