Lease terms

Lease Term: 12-month lease, automatically converts to month-to-month unless terminated by either party in accordance with California law. Rent: $2790 per month, due on the 1st of each month. Security Deposit: $2790. No Pets: No pets permitted without written authorization required by law. Utilities: Tenant responsible for all utilities, including electricity, water, sewer, trash, internet, and cable. EV Charger: Property includes an EV charger. Tenant responsible for electricity usage and any damage caused by misuse. All-Electric Home: Tenant acknowledges the home is fully electric with no natural gas service. Appliances Included: Refrigerator, washer, dryer, dishwasher, microwave, oven/range, solar system, and EV charger. HOA Compliance: Tenant must comply with all HOA rules and regulations and is responsible for any fines resulting from tenant actions. Maintenance: Tenant responsible for keeping the property clean, replacing HVAC filters, maintaining landscaping, and promptly reporting maintenance issues. Smoking: No smoking or vaping inside the home or garage. Renters Insurance: Tenant must maintain renters insurance with a minimum of $100,000 liability coverage. Occupancy: Only approved occupants may reside at the property. No subleasing or short-term rentals without written consent. Move-In/Move-Out: Tenant shall complete a move-in inspection checklist and return the property in substantially the same clean condition. Entry: Landlord may enter the property with proper notice as permitted by California law. AB 1482 Disclosure: If applicable, landlord shall provide required California rent cap and just-cause exemption notices.
