Lease terms

Lease Term Initial lease term of 12 months. Lease will convert to a month-to-month tenancy after the initial term unless renewed in writing. Rent Monthly Rent: $2,500 Rent is due on the 1st of each month. A 5-day grace period is allowed. A late fee of 10% of the monthly rent will be charged beginning on the 6th day. Security Deposit Security Deposit: $2,500 Refundable, less any lawful deductions for damages beyond normal wear and tear, unpaid rent, or other lease violations. Pet Policy Maximum of 2 pets with prior landlord approval. $500 refundable pet deposit per pet. $35 per month pet rent per pet. Tenant is responsible for any pet-related damage. Income & Qualification Requirements Gross household income must be at least 3 times the monthly rent. Minimum credit score of 680. Background, credit, employment, and rental history verification required. No prior evictions or outstanding landlord collections. Utilities Tenant is responsible for all utilities unless otherwise agreed in writing. Lawn Care Tenant is responsible for maintaining the lawn, landscaping, and irrigation, including regular mowing, edging, watering (as permitted), and weed control. Maintenance Tenant agrees to promptly report maintenance issues. Tenant is responsible for replacing HVAC filters every 90 days (or as recommended by the manufacturer) and providing proof upon request. Tenant is responsible for damage caused by negligence or misuse. Smoking No smoking or vaping is permitted inside the home or garage. Occupancy Only approved occupants listed on the lease may reside at the property. Alterations No painting, remodeling, satellite installation, or other alterations without prior written approval. Renter's Insurance Tenant must maintain renter's insurance with a minimum of $100,000 in personal liability coverage for the duration of the lease and provide proof before move-in. Move-In / Move-Out A move-in inspection will be completed and documented by both parties. The home must be returned in substantially the same condition, excluding normal wear and tear. Default Failure to pay rent or comply with the lease may result in termination of the lease and other remedies available under Oklahoma law.
