Lease terms

Lease is for a 12 month period. Rent is due the 1st of every month. $2400 per month. Rental rate is not to increase more than 3% annually. A $60 per month water stipend will be given from May - September for sprinkler usage. Tenant is responsible for electric, water and gas. Garbage removal services included. Up to two Dogs are allowed, no cats, no smoking. All dogs must be interviewed by the landlord for approval. Tenant is responsible for damage caused by pets. Tenant is responsible for any access waste removal created by the tenant. Landlord will be responsible for all property maintenance, except snow removal. Snow shovel and salt will be provided. Landlord will conduct property inspections once every 4 months. 24 hrs notice will be given to the tenant before visits by the landlord. Between inspections, the Tenant is responsible for notifying the owner of any maintenance issues that may cause damage to the property immediately. Notice to vacate - 30 days written notice of vacancy must be given by the tenant. Early termination of the lease agreement, will result in the forfeiture of the security deposit. The fire place and fire pit shall only be used during times of where no fire bans are active. Storage sheds on the property available for shared use upon request. Landlord's flat bed hauling trailer will be stored on property in the back yard. The swing set will be left for tenant use, but it is use at your own risk. Tenant may use the flower pots along the porch for personal gardens or landscaping. The "girls" bedroom can be painted to a neutral color per request.
