Lease terms
Renter is responsible for all utilities. All utilities must be put into renters name before move in date. Proof of utilities in renters name will be sent to landlord. Absolutely NO smoking allowed. Rent is due on the first of the month. A late fee will be applied to late rent for each day that it is late. If rent is more than 14 days past due and you have not paid the late fee in addition to the rent, then you will be given an eviction notice. The Lease is for 12 months. If a Tennant desires to terminate the lease early, they are required to give 30 day notice and pay a termination fee equal to two months rent. Renter is responsible for lawn/ yard maintenance, a lawn mower will be available on the property. The house will be listed for sale again in the spring, if the house gets an official and binding offer to sell during the duration of the lease the renter will be given 60-90 days to move out. Renter will be legally and financially held responsible for any pet, smoking, and beyond reasonable living damages. If you fail to comply with lease terms we will initiate formal eviction proceedings and pursue all legal avenues to collect the money you owe, including rent, late fees, damages and applicable legal costs Pet deposit is required, but further financial compensation may be required upon move out if any carpets/ flooring need to be replaced due to animal destruction or obvious urine damage and or smell. Home owner/ landlord have the right to come and check on the home and utilities within the home to keep things in working order. Landlord just needs to give 24 hours written notice before entering (example: via text message) If during maintenance checkups, it is found that the home is being damaged or the lease agreement rules are being broken, again, we will initiate formal eviction proceedings and pursue all legal avenues to collect the money you owe, including rent, late fees, damages and applicable legal costs. If the renter damages something beyond the cost of the deposit, whether accidental or negligent the renter is legally responsible for the costs. The landlord is only responsible if the damage results from a major appliance failure, routine maintenance, structural issues, or normal wear and tear, rather than tenant action. Because large and expensive repairs can exceed the amount of the security deposit, we will bill tenants directly for the remaining balance or initiate legal action to recover the costs. Renters who carry an active renters insurance policy may be able to file a claim to help cover accidental damages to the property or to their personal belongings.
