Lease Terms Monthly Rent: $2,750 Security Deposit: $2,750 (one month's rent) Lease Term: 12-month lease preferred. Non-refundable pet fee and monthly pet rent apply. Renters Insurance: Required prior to move-in and throughout the lease term. Due at Lease Signing First Month's Rent: $2,750 Security Deposit: $2,750 Approved Pet Fee (if applicable) Proof of Renters Insurance Utility transfer confirmations (where applicable) Total Due at Signing: $5,500, plus any applicable pet fees. Utilities Tenant is responsible for: Electric Natural Gas Internet Cable (optional) Home Security System monitoring Water Service: The water account will remain in the Owner/Property Manager's name. A copy of each water bill will be provided to the tenant upon receipt. The tenant is responsible for reimbursing the Owner/Property Manager for the full amount of the water bill before the due date. Tenant Maintenance Responsibilities The tenant agrees to: Maintain the home in a clean, safe, and sanitary condition. Mow the lawn, edge sidewalks, remove weeds, rake leaves, and remove snow and ice as needed. Properly dispose of trash and recycling. Replace HVAC air filters as needed. Promptly report maintenance concerns, leaks, appliance issues, and safety hazards. Operate all appliances, plumbing, heating, air conditioning, and the security system responsibly. Be responsible for repairs resulting from tenant negligence, misuse, unauthorized alterations, or damage caused by occupants, guests, or pets. Owner/Property Manager Responsibilities The Owner/Property Manager is responsible for major structural repairs, building systems, and routine lawn fertilization and seasonal lawn treatments.
