Lease terms

Minimum 1-year lease A minimum lease term of 12 months is required. Month-to-month arrangements are not available at lease start. Renewal options may be discussed prior to the end of the initial term. All utilities tenant responsibility Tenant is responsible for all utilities, including electricity, gas, water/sewer, and internet/cable. All accounts must be transferred into the tenant's name on or before the lease start date. Trash Pick up is included in Rent. Community amenities included Monthly rent includes access to fitness center and swimming pool managed by the HOA. A one-time HOA photo ID/access card fee is the tenant's responsibility, paid directly to the HOA. Amenities are subject to HOA rules and hours. No pets No animals or pets of any kind are permitted on the premises, including visiting animals. Violation may result in lease termination and tenant liability for any damages to the property. Strictly smoke-free Smoking, vaping, and use of tobacco, cannabis, or electronic smoking products is not permitted inside the home. Tenant is liable for all remediation costs resulting from violations. Snow removal tenant responsibility Tenant is responsible for the timely removal of snow and ice from the front walkway, steps, and sidewalk directly in front of the property. Clearing must be completed within a reasonable time following snowfall to ensure safe access and comply with local municipality and HOA requirements. Failure to maintain safe conditions may result in liability for any injuries or fines.
