The owner pays for water. It is a well system and Tenent should determine their own potability issues. No smoking is allowed in the house. The tenent will be responsible for any damage to property beyond normal wear. Heating, water heater and cooking range use propane. Rent will receive first 100 gallons of propane and will then be required to maintain sufficient propane reserves. Renter will be required to utilize Texas Butane for filling this tank. The owner also lives on the property. Entry from the public road is thru a private road with a coded gate entry. Various farm animals roam the property. Very nice Home in the country, off Bethel Road, close to Weatherford shopping and services It has nice trees on the property, a large covered patio in… the back with an enclosed yard for pets (see the pet clause - dogs are limited to 20 lbs and cannot be an aggressive breed.)
The propery has 3 rental units on site as well as the owners home and his personal horse lot. All residents are cautioned to exercise good judgment while driving on the property. There will always be free-roaming chickens, geese, and ducks walking around. The entire property is fenced and has a gated private entry and road to the homes.
This home includes a 2-vehicle carport plus an additional spot. The unit also has a 10X10 storage building for excess items.
The HOUSING FOR OLDER PERSONS ACT (HOPA) is in effect for this property. Tenants (at least one must be over 55 years of age) must qualify under these criteria.
