This amazing 5-bedroom luxury townhome is designed for comfort and fun, featuring two living room spaces for shared or separate entertainment. The fully equipped kitchen has all the necessary equipment and tools to prepare any type of meal. Sheets and towels are provided, along with a starter supply of shampoo, conditioner, body soap, toilet paper, and kitchen supplies. Parking is available directly in front of the house. Pool heating is available for $45/night with a 3-night minimum, billed separately. Pets are welcome with a fee of $150 per pet per stay. Charcoal grills are strictly prohibited; only propane grills are permitted. The provided grill (if available) is free of charge; guests are responsible for refilling the propane tank if needed. This luxurious amenity center is for homeowners in Lennar's Champions Gate together with vacationing guests staying in the resort's short-term rental approved neighborhood, The Retreat at Champions Gate. Inside the 16,000+ sq. ft. clubhouse building, you will find The Grille Room restaurant and bar, concierge desk, a movie theater, fitness center, game room, and more. Among the outdoor amenities are two temperature-controlled pools, a lazy river, a 2-story water slide, children's water play structure, sand volleyball, rentable cabanas, poolside food and drink service, and the Tiki Bar. Separately, the community also features 7 tennis courts and the Champions Gate Country Club golf course. Arcades, food and beverage, and golf are paid amenities. Quiet hours are observed from 10:00 PM to 7:00 AM. This is a non-smoking and no-parties community. Guests must be 25 years old or older unless accompanied by a responsible adult. Only registered guests may stay overnight. The resort facilities are operated by a third party, so availability is not guaranteed. Vehicles parked in violation of parking rules may be towed immediately. Using charcoal grills may result in a fine of up to $500 and eviction. The pool heating system may not work well in very cold weather and may auto-pause for safety. The spillover spa temperature can vary between 80F and 100F, depending on outdoor conditions. The pool heater has a safety feature that may turn off the pump during extreme cold, causing possible heating interruptions. For stays of 20 nights or longer, a mid-stay cleaning will be scheduled every two weeks.
