    Residential Lease Terms Guesthouse at 12636 Calle De Rob Poway CA 92064 Property Month to Month Lease Option * Lease commencement and end dates will be specified in the final signed agreement. * Renewal terms, if any, must be agreed upon in writing by both landlord and tenant. Renter's Insurance * Tenant is required to maintain active renter's insurance throughout the duration of the lease. * Proof of renter's insurance must be provided prior to move-in and kept current during tenancy. * Tenant's insurance policy should include personal liability coverage. Smoking & Vaping Policy * No smoking or vaping is permitted anywhere on the property, including: * Inside the guesthouse * Garage or storage areas * Outdoor patios or yard areas * Violation of this policy may result in fines, cleaning/remediation charges, and/or termination of the lease agreement. Occupancy & Conduct * Property shall be occupied only by approved tenants listed on the lease. * Tenant agrees to maintain the property in a clean, safe, and respectful manner. * Excessive noise, illegal activity, or disturbances to neighbors are prohibited. Maintenance & Repairs * Tenant agrees to promptly notify landlord of any maintenance concerns or repairs needed. * Tenant is responsible for damages caused by negligence, misuse, or abuse by tenant or guests. Alterations * No alterations, painting, installations, or modifications may be made to the property without prior written approval from landlord. Default * Failure to comply with lease terms, including nonpayment of rent or violation of house policies, may constitute default and grounds for termination in accordance with California law. * Final lease agreement shall contain all terms and conditions agreed upon by landlord and tenant and must be signed by all parties prior to occupancy.
