Tenant(s) are responsible for all utilities, including water, sewer, garbage, and electricity/energy usage. Tenant(s) are required to maintain any yard or outdoor space associated with the unit. Any HOA violations will be communicated to the tenant(s) and must be corrected promptly. This unit has been newly rebuilt and features all new appliances and new carpeting. No pets are permitted. Smoking is strictly prohibited inside the unit. Screening Criteria: Applicants will be evaluated based on credit history, criminal background (as permitted by law), rental history, income, and employment verification. Minimum income requirement: household income must be at least 2.5-3 times the monthly rent. Applicants must provide proof of income sufficient to meet the minimum income requirement. Acceptable documentation may include recent pay stubs, bank statements, offer letters, tax returns, or other verifiable proof of income. Employment and income will be verified, including contacting current and/or previous employers. Rental history will be reviewed for payment performance, lease compliance, and prior eviction history. Negative rental history, including eviction filings, unpaid rental debt, or lease violations, may impact eligibility. Each application will be reviewed using consistent screening criteria, final approval is based on the overall application profile. Screening Reports & Fees: A tenant screening report may be obtained through Zillow; application/screening fees may apply where permitted. Move-In Costs: First month's rent, last month's rent, and applicable move-in costs are required prior to move-in. A $600 non-refundable cleaning fee for carpet and floor cleaning is required at move-in. In addition, a $900 refundable security deposit is required. The security deposit will be refunded after move-out, provided the unit is returned in good condition with no damage beyond normal wear and tear and passes inspection. Additional refundable or non-refundable fees will be disclosed in writing prior to lease signing. Early Termination (Lease Break) If Tenant terminates this Lease prior to the end of the lease term, Tenant will remain responsible for rent and utilities until the earlier of: (a) the end of the lease term, or (b) the date a new tenant takes possession of the unit. One designated parking space is included; additional street parking may be available. Lease term is for one (1) year. By applying for and/or residing in this unit, tenant(s) acknowledge and agree to all terms and conditions listed above.
