Lease terms

Lease duration is 30 days with automatic renewal monthly. Must provide 30 days written notice to landlord before move out. Monthly rent of $2400 is due on the 1st, after the 5th a late fee of $50 will be charged, after the 10th a late fee of $100 will be charged. Renter is responsible for all utilities. Renter must purchase and provide proof of rental insurance which must remain in force for the duration of time tenant is living in property. Must provide proof of income. Deposit of $2400 is due upon signing of lease. All adults living in home must sign lease. 1st months rent $2400 is due on or before move in day along with $ 250 non refundable pet fee. An Additional pet fee of $30 per pet will be added to the monthly rental amount. Pets will be considered on a case by case basis. No large dogs. Must provide proof of income. Deposit is refundable if no damage to home. Carpets must be shampooed upon move out or a charge of $125 will be deducted from deposit. Yard must be well maintained, cut and trimmed during growing season. . Landlord is responsible for Homeowners Association yearly fee. All Homeowners Association rules must be followed. Landlord can provide copy to read if requested. No smoking is allowed. The upstairs of home has always been an unfinished attic space and will remain closed.
