Lease terms

Term: 13-month lease. - Security Deposit: $2,000. The deposit must be paid in full at signing of lease. - Rent: $2,000 per month. The 1st month must be paid in full prior to move in, keys. - Water, Sewer and Garbage included in Rent. - Electric only (SMUD) paid by the tenant, there is no gas service (PGE). - Lawn care is included in Rent - No pets allowed. - No smoking allowed. Application Requirements: - Each person over the age of 18 that will reside in the home must apply and qualify. - Combined household income must be at least 3x the monthly rent. $2,000 x 3 = $6,000 verifiable monthly income. - No eviction/tenancy left owing money. - No open bankruptcies - Pass a criminal background check. - Must have 2 years' worth of positive rental verification references. - A non-refundable application fee of $50 per applicant age 18 or older is required and becomes non-refundable once application processing has begun. - Please note, if your application (or group) is denied you are not entitled to a refund. Application Process Required Information 1.) Government issued ID. 2.) Last 2 months of pay stubs (If paid weekly, submit last 8 pay stubs. If paid bi-weekly or semi-monthly, submit last 4 pay stubs) OR- if self-employed, submit Schedule 1040 of last 2 years of Federal tax returns and a 6 month Profit and Loss (P&L) Statement. 3.) Last 2 months of bank statements. 4.) 2 years' worth of verifiable rental history with references.
