This is a non-smoking home, with a $500 fine for violations, though smoking outside is permitted. Parties and events are strictly prohibited, and any violation will result in immediate termination of the reservation without a refund, along with additional cleaning and damage fees. Renters must be 21 years or older. Noise levels are monitored, and quiet hours are observed from 10 PM to 8 AM, with excessive noise potentially resulting in a $500 fine. Underage drinking, drug use, and unauthorized guests are strictly prohibited. Confetti, glitter, balloons, and small plastic/glass/metal pieces are not permitted. Guests are responsible for refilling the propane tank for the grill if needed (receipts will be reimbursed) or bringing their own charcoal for charcoal grills. For pets, a maximum of two dogs are allowed with a flat fee of $125, and requests for a third or fourth dog are subject to approval and an additional $100 fee. All pets must be disclosed and approved in writing prior to the stay; undisclosed pets will incur a $150 fee and may lead to cancellation without refund. No cats are allowed. Hot tub rules include a $250 cleanliness fine if not followed, and guests must shower before entering, limit use to 15-minute intervals for sensitive skin, use beach towels, and ensure no unsupervised children, diving, jumping, food, drink, or glass are in or near the tub. The hot tub should always be covered after use, and the temperature should remain at 100F. Do not add chemicals without approval. Shoes should be removed indoors. For stays of 30+ nights, a brief in-person welcome orientation and routine property condition checks every 30 days will be scheduled in advance.
A damage protection option is required for all reservations, offering either a $400 refundable security deposit or a non-refundable damage waiver of $40.
