* Utilities: Tenant is responsible for all utility services *Smoking Policy: Strictly a smoke-free property *Pet Policy: Pets are welcome! Maximum of 2 pets permitted. A $350 non- refundable 1 time pet fee applies per pet (no exotic animals). *Lawn & Pool Care: Tenant is responsible for regular lawn maintenance and pool upkeep or must independently hire a licensed professional service. Tenant accepts full liability for any injury, loss, or damage resulting from the negligent acts, omissions, or improper behavior of the tenant, household members, or guests during pool use. Landlord retains statutory responsibility for the structural safety and mechanical maintenance of the pool facility. Mandatory Renter's Insurance with minimum $300,000 liability policy listing the landlord as additional interested party is required prior to move-in. Safe, compliant, and responsible behavior by all residents and guests is strictly required during pool use. *HOA Rules: Tenant must strictly adhere to all HOA regulations; any HOA Non-compliance fees incurred due to tenant negligence will be the financial responsibility of the tenant. Annual HOA Dues are paid for by landlord. *Next Steps& Showings: To schedule a private tour, please submit a completed application through Zillow. Showings are strictly reserved for pre-approved applicants. Prior to scheduling an in-person walkthrough, all adults (18+) intending to reside in the home must submit an official Zillow application for background screening. Co-signers/financially responsible applicants must meet a minimum credit score of 670 and a combined household income (minimum 3x rent). Tours will not be granted to unverified or unqualified inquiries. Active duty military personnel on PCS orders may request a virtual video tour.
