Clothes washer and dryer are available for an additional $50 per month. Pets are subject to Vista Rentals' approval, and approved pets may include a monthly pet fee. Inside this home is for non-smoking tenants. No fees, such as Administrative, Service, or Program Fees, are paid to Vista Rentals. The Landlord pays the standard monthly HOA fees. Violations of HOA rules that are caused by the Tenant will be reimbursed by the Tenant to the Landlord. The application and background check must be completed online through RENT PERFECT with a $49 non-refundable fee paid to RENT PERFECT. All occupants over age 18 must complete a RENT PERFECT application. ALL OTHER APPLICATIONS MAY BE SUBMITTED ONLY AS SUPPLEMENTAL INFORMATION, AND APPLICANTS WILL NOT BE REIMBURSED FOR THE COSTS OF OTHER APPLICATIONS. FOR FINAL LEASE APPROVAL, WE ONLY ACCEPT THE RENT PERFECT BACKGROUND CHECK APPLICATION PROCESS. The application process reviews credit, criminal, known address history, rental history, employment, and income verification. Minimum rental requirements: (i) Verified household monthly gross income no less than 3 times the monthly rental. (ii) No prior evictions. (iii) No felonies related to property damage, illegal substance manufacturing or distribution, or assault. Other criminal activity may be grounds for denial. No bankruptcies that have not already been discharged. The Tenant is responsible for keeping the yard weed-free and clean from debris, and for regular HVAC filter changes. Tenants are required to maintain liability and renter's insurance in full force and effect while leasing the property. The coverage must include at a minimum the following: $20,000 renter's content coverage $100,000 tenant liability insurance coverage $10,000 renter's bodily injury coverage Landlord must be defined as "additional insured" (not "additional interest"). Tenants need to provide a copy of the insurance certificate or full policy before the lease commencement date.
