Lease Terms: Term: The lease term shall be for a period of one year Security Deposit: Tenant shall deposit with Landlord a security deposit in the amount of $2300 dollars upon signing this lease. The security deposit shall be held by Landlord as security for the faithful performance by Tenant of all terms, covenants, and conditions of this lease. Utilities: Tenant shall be responsible for the payment of all utilities and services, including but not limited to electricity, water, gas, and trash removal, unless otherwise agreed upon in writing by Landlord. Maintenance and Repairs: Tenant shall be responsible for the maintenance and repair of the leased premises, including but not limited to routine maintenance, repairs due to negligence or misuse, and any damage caused by Tenant, their guests, or invitees. Landlord shall only be responsible for structural repairs and maintenance not caused by Tenant. Use of Premises: The leased premises shall be used solely for residential purposes and shall not be used for any unlawful or commercial purposes without the prior written consent of Landlord. Pets: No pets shall be allowed on the leased premises without the prior written consent of Landlord. If consent is granted, Tenant shall be responsible for any damages caused by the pet and shall comply with all applicable pet regulations and restrictions. Subleasing and Assignment: Tenant shall not sublease, assign, or otherwise transfer this lease or any interest therein without the prior written consent of Landlord, which consent may be withheld in Landlord's sole discretion. Entry by Landlord: Landlord or Landlord's agents shall have the right to enter the leased premises at reasonable times and upon reasonable notice to Tenant for the purpose of inspecting the premises, making repairs, or showing the premises to prospective tenants or purchasers. Termination: Landlord shall have the right to terminate this lease upon the occurrence of any default by Tenant, including but not limited to non-payment of rent, violation of lease terms, or failure to maintain the premises in good condition. In the event of termination, Tenant shall vacate the premises immediately and forfeit any right to a refund of rent or security deposit. Governing Law: This lease shall be governed by and construed in accordance with the laws of the State of Texas. Entire Agreement: This lease constitutes the entire agreement between the parties and supersedes all prior agreements and understandings, whether oral or written, relating to the subject matter hereof.
