**Monthly rent $2,095 **Security deposit $2,095 **Lease term 12 months **Utilities: Tenant pays gas and electricity. Owner pays water and trash. **Laundry: Indoor washer and dryer hookups provided; tenant supplies and maintains the washer and dryer. **Parking and yard: Off-street parking is limited to the designated parking area. The fenced backyard has pedestrian access only and may not be used for vehicle parking, repair, storage, or access. Tenant is responsible for keeping the private yard clean and maintained. **Pets: One pet may be considered with prior written owner approval, pet screening, and applicable monthly pet rent. Breed, size, and other restrictions apply. Assistance animals are handled separately in accordance with applicable law. **Insurance: Tenant must maintain renters insurance throughout the tenancy, including at least $300,000 in personal liability coverage, with the landlord named as an additional interested party. **Use of property: The premises may be used only as a private residence by the occupants named in the lease. No business, commercial, or automotive activity may be conducted on the property. Vehicle repair, dismantling, painting, fluid changes, or storage of automotive parts, tires, tools, equipment, inoperable vehicles, or customer vehicles is prohibited.
