Lease Term: 12 months Tenant responsible for all utilities except water/sewer. Tenant, at Tenant's expense, will maintain the yard and other common areas as per the Palomino HOA rules. All HOA common rules include parking are to be followed. Upon move out, Tenant(s) will have property professionally cleaned, and carpets professionally cleaned. The following non-real property items: Washer/Dryer, Full Size Refrigerator, Dish Washer, Microwave/Stove. The real property and non-real property collectively called the "Property". This lease terminates on the expiration date unless Lessor(s) and Tenant(s) mutually agree in writing to extend or renew it. Either party must provide the other with written notice of their intent not to renew at least 60 days before the expiration date.. One set of house keys, letter box key and one remote control for garage door are issued when move in. Keys and remote control will be returned with good condition upon termination of Lease. Resident(s)/Tenant(s) shall not assign or sublet all or any portion of this Lease or Resident's right to occupy the property to anyone without the owner's prior written consent. In the event tenant(s) fails to maintain renter's insurance as required by section, tenant(s) shall be violation of the Lease; in which case, Owner(s) shall be entitled to pursue any rights or remedies. Owner(s) are not responsible and will not provide fire or casualty insurance for the personal property including vehicles of tenant(s) of the house. No pets are allowed as we follow a strictly "no pet" policy. Without owner's written consent, any alteration or any kind of changes are prohibited.
