*Lease Terms & Property Overview* 1. Lease Duration & Renewal Term: A standard 12-month fixed-term lease. Renewal: At the end of the initial term, the lease may be renewed for another year or converted to a month-to-month agreement, providing long-term stability for residents. 2. Monthly Rent & Fees Rent: $10,990 per month, due on the 1st. Security Deposit: $10,990 (Fully refundable, held in accordance with CA law). Note: Per 2026 California standards, deposits are capped at one month's rent for most properties. Application Fee: $60 (Covers credit and background screening). 3. Utilities & Services To keep things simple, we clearly define who covers what: Landlord Covers: Property taxes. Tenant Covers: Electricity and Gas (PG&E), Water, and Trash/Recycling, and Internet. Appliances: All New Appliances. The property includes a maintained refrigerator and stove as per 2026 habitability requirements. 4. Key Resident Policies Pets: Small pets under 20 lbs with an additional deposit. Smoking: This is a strictly smoke-free and vape-free property (indoor and outdoor). Parking: Includes 2-car driveway parking. Occupancy: Designed for a maximum of 6 residents to ensure comfort and compliance with local guidelines. 5. Maintenance & Support We take pride in maintaining a high-quality environment. Residents are responsible for basic upkeep (keeping the home clean and sanitary), while the landlord handles all major structural, plumbing, and HVAC repairs.
