Lease: Lease term is 12 months. No Smoking or Vaping inside the house. No water beds or fish tanks allowed. No more than 4 vehicles, including recreational. No application(s) accepted until the following has been completed: potential tenant(s) have looked at the exterior of the property and neighborhood unaccompanied by landlord and then if interested, a scheduled appointment with landlord. Pets: Pet(s) considered on a case by case basis. Limit of (1) pets, no more than 50 lbs in weight per pet. Pet security deposit is $250 Yard Care: Tenant(s) responsible for mowing back yard. Tenant pays all utilities (electric, water, sewer, gas, garbage collection) Move-in Fees: -First Month: $3600 _Last Month: $3600 -Security Deposit $3500 -Application fee: $43 Employment history and Income requirement: Verification of employment with 12 months of pay stubs showing a 3:1 ratio of wages to rent ratio. Two applicants can combine incomes to qualify. Self-employed persons should show 12 months of pay stubs and a signed tax return for one year proving predictable income. Credit History: Applicant will have history of good fiscal responsibility with a credit score of 680 or better and a good history of full, on time rent or mortgage payments, no history of charge off of debts, no history of delinquent payments. Rental history: Applicants must demonstrate a pattern of meeting rental or mortgage obligations, leaving prior properties in good condition, and no pattern of complaints from neighbors. Applicants should be able to provide references from previous housing providers for a minimum of 12 months and no prior evictions. This house has been well cared for by us and we worked hard to make it a nice home for future tenants.
