SCREENING CRITERIA All applicants 18+ and emancipated minors must submit a complete application through Zillow. Zillow charges applicants a screening fee directly. Easlick Properties does not charge any additional application or screening fees. Income Requirements: Gross monthly household income must equal 2.5 times monthly rent. Example: $3,685 rent requires $9,212 gross monthly income. Credit Requirements: Minimum credit score 620. Compensating factors considered: 2.5x income, additional security deposit, or qualified co-signer. No bankruptcies within 4 years. No unpaid collections to landlords or utilities. No pattern of late payments. Rental & Background History: No prior evictions within 7 years. No unpaid landlord debt. No felony convictions involving property damage or violence within 7 years. Current and past landlord references will be verified. Application Process: Applications processed first come, first served in order completed applications are received through Zillow, per Fair Housing guidelines and Portland FAIR Ordinance. Required Documents - Upload to Zillow: 2 forms of government photo ID showing date of birth 2 most recent pay stubs for all income earners. Self-employed: last year's tax return + current year-to-date profit & loss statement All household members must view the home before approval Approval, Lease Execution & Move-In Deadlines: Lease Execution: Approved applicants have 24 hours from notice of approval to sign rental agreement electronically and pay holding deposit equal to one month's rent. Holding Deposit: Converts to security deposit at move-in. If applicant fails to execute lease within 24 hours, application will be cancelled and Easlick Properties may proceed with next qualified applicant. Possession: Approved applicant must take possession within 72 hours of lease start date. If applicant cancels after lease execution, holding deposit may be forfeited per ORS 90.297
