Lease terms

Water included, tenant responsible for gas, electric, internet & WiFi. No pets! 1) rent due between 1st. & 4th. of each month, delivered in person to either tom/billy @ 1253 (STUDIO), late charge of $50.00 1st. time, 2nd. time $75.00; 3rd.time it voids/ what ever the legal term is and tenant is evicted and all rents are due immediately for remainder of the lease 2) lease is from _______________2026 to ______________2027 @ $1,275.00 per month for one or two persons. a) notice to vacate @ end of lease must be provided to landlord 60 days prior & must be sent via "certified mail" and replied by landlord via "C" mail within 5 business days, otherwise tenant will go on month to month with a 25% increase, unless a new lease is in place b) tenant responsible for rents for duration/term of lease*, lease can only be broken if WW III or Alien Invasion from Outer Space c) 1st month rent of $1,275.00 and last months rent of $1,275.00 required @ signing, plus $1,000 security for a total of $3,550.00 due @ signing 3) tenant responsible for gas & electric, landlord pays water a. tenant taking trash to cans provided by landlords & then to appropriate place 4) tenant responsible for their personal ins. for belongings, as well as proof of liability ins. (for any type of damages caused by them or their guest 5) no tobacco smoking in unit (including those vapor cigarette things), smoking permitted in outdoor common areas,tenant responsible for ashtrays, BUTTS & any trash generated in garden by them or guest. 6)no excessive noise or disturbances 7) one gated parking space provided in back (depending on car size*) 8) tenant is expected to change/clean HVAC filters monthly as well as refrigerator filter, tenant is expected to notify landlords of any problems with appliances etc in a timely manner so that landlord can address said issues 9) tenant is expected to keep unit in a clean fashion 10) landlord may enter apt. (with notice) or not if an EMERGENCY ie: fire, busted water pipes etc. 11) tenant responsible for cleaning all filters, lint trays (w/d, refrigerator, hvac, etc) 12) mailbox by front gate, since we are here most business hours, packages are generally delivered to studio by ups, fed ex & amazon 13) Two person limit
