Lease terms

This residence is unfurnished and my preference is for a 12 (or 24) month lease starting anytime between 8/15 and 9/1. I am very flexible with discussing a pro-rated month and the place is actually pretty much good to go now. That said, 9/1 is completely fine as well (and my expectation) and I am willing to wait for the right people. A security deposit of $2,800 and first month's rent is due before move-in. You must apply through Zillow before I will entertain showings (you pay a $35 fee for unlimited applications for 30 days) and a good credit score is required. This is non-negotiable. I am stating this all respectfully just to not waste anyone's time. I will require renters' insurance (it's cheap) before move-in. Tenants are responsible for all utilities (e.g., gas/electric, water, trash, etc.) and yard upkeep. I will leave a lawnmower, weedwacker, rake, shovel, garbage/recycle bins, etc. for you. I prefer no pets though dogs are not necessarily a deal-breaker as I'm a dog owner myself. I would need to meet the dog beforehand and there is a $40/month pet charge. No sub-leasing (i.e., trying to rent out other rooms in the house) is allowed. Renting out the garage space is prohibited as well. Non-smokers only. There is an open house on Friday, 7/24 from 5-7pm and Saturday, 7/25 from 10am-12pm! Please apply on Zillow beforehand, politely this is a requirement. While I prefer to show the place during the aforementioned times, I can potentially be flexible with other dates/times if there is strong interest, a good fit, and this time does not work.
