Lease terms

Month to month lease, rent due 1st of the month. A late fee of 80$ will be applied after the 5th, with an additional daily fee of 5$ to a maximum of 80$. Landlord pays for water, internet, garbage and recyling pickup. Renter pays their portion of electricity. First month's rent and security deposit due at signing. No smoking inside, no pets. Street parking available, no off-street parking. Shared outdoor space. Tenant(s) responsible for maintaining a cleanly, pest-free environment within unit and shampooing carpet after 12 months. Tenant(s) may not alter the doors by adding or changing locks. Landlord may enter in case of emergency, such as broken pipe or fire. Landlord will give at least 24 hours notice in event of inspection or maintenence.
