Lease terms

Residents shall deposit all garbage and waste clean and sanitary into the proper receptacles and cooperate in keeping the garbage area neat and clean. OWNER/ Property Manager may enter, inspect, and repair the premises in case of emergency or suspected abandonment. A late fee of $50, shall be charged as due for any payment of rent made after the 5th day of the due date. Any late payments after the 5th day will result in a $50 late fee, Any late payments after the 10th day will result in immediate eviction proceedings. No animal, fowl, fish, reptile, and/or pet of any kind shall be kept on or about the premises, for any amount of time. A maintenance inspection will be done with a 24 notice and the tenant must comply with this rule or else the lease will be terminated. OWNER/ Property Manager is permitted to make all alterations, repairs, and maintenance that in OWNER'S/ Property Manager's judgment is necessary to perform. Photo identification cards of all adults living in the unit are required and can be verified regularly. Income verification, background verification, and rental history verification will be done thoroughly before accepting applications No smoking is allowed inside the premises. RESIDENT agrees to pay all utilities and services based upon occupancy of the premises. We do tenant screening - credit check and background check, tenants will pay for their background reports or if you have one already, you can email it to us.
