Lease terms

12-month lease preferred. Rent is due on the 1st of each month. Security deposit: One month's rent. First month's rent and security deposit are due prior to move-in. Tenant is responsible for electricity, water, sewer, garbage, internet, and all other utilities unless otherwise specified. HOA dues are paid by the owner. No smoking or vaping inside the home, garage, or on the premises. Renter's insurance is required before move-in and must be maintained throughout the tenancy. Pets are not permitted. Applicants are subject to credit, criminal background, eviction, employment, and income verification. Verifiable household income of at least 3x the monthly rent is preferred. Maximum occupancy is limited to approved residents listed on the lease. Tenant is responsible for replacing HVAC filters, maintaining cleanliness, and promptly reporting maintenance issues. Owner is responsible for major repairs. Landscaping and exterior maintenance are provided by the HOA. No subleasing, short-term rentals (including Airbnb or VRBO), or assignment of the lease without prior written approval from the landlord. One attached garage space, driveway parking, and guest parking are available in accordance with HOA rules.
