Unit is currently furnished. Can be unfurnished upon request with enough notice, but the preference is to leave it furnished. Screening Notes - As it relates to 'first in time', we use the showing date and not the application date. You can apply for a home in advance of seeing it, but it will not put you at the front of the line. Fees, Utilities, and Policies - Water, sewage, garbage included - Dogs and cats welcome for an additional $50/month per pet; please inquire about other varieties of pets - No smoking allowed within the house - Maximum of one lane of parking on the driveway in front of the house; street parking is available Tenant Screening Requirements Employment History - If employed, provide most recent paystub and reference - If self-employed, provide bank statements for the last 3 months and last year's tax return Income Requirements - A minimum total income:rent ratio of 3:1 is required - Debt obligations must not exceed 20% of each applicant's income Credit History - Applicants with a history of delinquent payments may be denied tenancy - A minimum credit score of 700 is required Rental History - Provide rental references for the previous 2 year's worth of housing providers - Prior providers will be contacted and asked about any behavioral issues - Applicants must not have any prior evictions on their record Sex Offender Registry Information - We perform an individualized assessment of any adult on a county, state, or national sex offender registry to determine whether a business reason exists to deny tenancy. We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, your age at the time of conviction, evidence of good tenant history before and after conviction, any additional information showing rehabilitation, good conduct, or other factors that you would like us to consider. Required Fees and Documentation - Apply through Zillow Rentals; the Zillow fee allows prospective renters to apply to an unlimited number of participating rentals for 30 days, and also includes their credit and background reports. This is a soft pull on their credit, so credit scores won't be affected. - Reusable tenant screening reports will be accepted if they include all the information mentioned above - Photo ID required during application - Any missing pieces of application material will be requested; applicants will have 24 hours to provide any supplementary material prior to consideration of other applicants
